Job Description for Maintenance Technician

A maintenance technician is responsible for cleaning, maintaining, and repairing building fixtures including lights, locks, windows, doors, window and door screens, flooring material, gutters, and drains. The maintenance technician will take care of maintenance duties involving carpentry, painting, plumbing, and electrical repairs to guarantee that the building is properly and safely maintained. Other responsibilities include routine preventive maintenance to ensure efficient operation of building systems and to prevent deterioration of the physical condition of the buildings on the property. The maintenance technician will operate heating, ventilation, and air conditioning (HVAC) equipment and related systems as well as perform routine maintenance and repairs. A maintenance technician should be proficient with the tools of the job, own a set of maintenance tools, and be knowledgeable of how to safely handle tools and equipment when working with dangerous electrical systems and plumbing. The minimum educational requirement is a high school diploma or GED. Experience working with HVAC, plumbing, and other building systems or features is required, and certification (which can be earned at most technical or trade schools after completing a program of study) is typically necessary, as well, to obtain a job as a maintenance technician. The person holding the job will report to the property manager or superintendent. Most maintenance technicians have normal working hours and a set schedule, but may be called outside of that schedule to make emergency repairs, so a good candidate for the job will be able to respond to requests for service at any given moment.
Maintenance Technician Tasks
  • Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.
  • Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
  • Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.
  • Operate and perform routine maintenance and repairs on HVAC equipment and related systems.
