Assistant managers of property management assist the head or senior property manager with tasks such as facilities inspections, scheduling repairs, and assisting with the bidding process on any contracted services or capital improvements. For real estate properties and rentals, the assistant manager also assists in the timely collection of rents and ensures that accounts are paid according to agreed-upon terms. Real estate companies that manage a large number of properties or large buildings, facilities, or apartment complexes are common employers for assistant managers of property management. This professional may perform a number of duties, including inspecting buildings, checking on work by maintenance and landscapers, and contacting companies for bids on contracted landscape, snow removal, janitorial, and repair and contracting work. The assistant manager also helps set up repairs and acts as a go-between for senior management and residents or tenants. This involves scheduling repairs at agreed upon-times and following up with tenants as needed. In the case of minor work, the assistant manager perform repairs or find an existing member of property staff to execute them.
To work as an assistant property manager, a person must typically have some experience working within the property or contracting fields. Normally, a real estate company looks for practical experience over formal education, but a strong background in accounting at either a high school or collegiate level is preferred. Assistant property managers typically work during regular business hours, but frequently are also “on call” to handle unexpected off-hours emergency situations.
