Maintenance supervisors handle many different areas of home or business repair, such as plumbing, electricity, ventilation, air conditioning, and other building systems. They are responsible for evaluating problematic systems and determining what repairs need to be performed. Supervisors are also in charge of hiring workers, and assigning duties and responsibilities; the supervisor may provide training on equipment and procedures used in a building or complex. Maintenance supervisors are also in charge of coordinating with building management on supplies needed for the job, as well as maintenance inventory and training costs. Supervisors may also be in charge of evaluations and accident investigations, as well as filing reports.
Significant experience in repair and maintenance is necessary for a maintenance supervisor. Positions also may require a certification verifying a professional's knowledge, skills, and experience; some of the agencies that offer certifications are the Society for Maintenance and Reliability Professionals, the International Maintenance Institute, and the National Apartment Association.
