Maintenance technicians are generally in charge of the upkeep of a facility, such as an apartment complex or business office, and often have a variety of skills, such as plumbing, groundskeeping, carpentry, painting, and janitorial and electrical skills. Because maintenance technicians may also be in charge of groundskeeping, some landscaping skills and aesthetic sense may be needed in order to make the grounds look attractive. They may occasionally be required to patrol the premises to determine if any hazards are present, and any issues that are discovered should be resolved immediately. It is also important to keep complete and accurate records of the work that is done and the expenses that are carried out.
Customer service and communication skills are beneficial in this position, as the technician may need to interact directly with outside parties, employees, and customers associated with the premises. Maintenance technicians may be allocated a budget, so it is important to be able to stay within its constraints. A high school diploma may be a minimum requirement for this position, and some technicians may be required to live on the premises to be able to respond to urgent and emergency repair and maintenance calls. Maintenance Technician Tasks
- Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.
- Operate and perform routine maintenance and repairs on HVAC equipment and related systems.
- Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.
- Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
