Building superintendents oversee day-to-day operations for their building, handling aspects such as maintenance, electricity, and plumbing. They are responsible for delegating responsibilities to subordinates and overseeing quality control in areas such as production and maintenance. Building superintendents must ensure reports and work schedules are processed in a timely manner. They are also responsible for ordering maintenance supplies, supervising work-order requests, and handling employee issues and complaints. Building superintendents often serve as the liaison between clients and senior management. All complaints, requests, and work orders typically originate in the superintendent's office, and they are responsible for addressing clients' problems in a timely manner. These superintendents are typically required to produce quarterly and annual inventory reports, as well as assist staff with daily upkeep of grounds and their building(s) when needed. All inspections of the facility are referred to the building superintendent's office, and this individual must provide inspectors with required paperwork and assist inspectors as needed. Building supervisors also help prepare evacuation plans, supervise employee training, and provide guidance and supervision to employees.
Employers typically require at least five years' experience in building maintenance for this position. Superintendent must be proficient in a wide range of skills, such as carpentry, electrical, plumbing, and air conditioning; they must use this knowledge work with and/or supervise employees in these areas.
