The nature of the work done by a facilities maintenance supervisor is determined largely by the type of facility in which they work. While some positions are largely indoors, others may include supervising the care of large outdoor areas, such as landscaping and parking lots. Facilities maintenance supervisors often report to the facility manager, and they need to have strong leadership skills, as well as the ability to manage multiple projects and teams simultaneously.
While many of the duties of a facilities maintenance supervisor are managerial in nature (e.g., directing the work of subordinates, reporting to superiors, and ensuring materials needs are met), an employee in this position must still be well-versed in the hands-on techniques required to complete the jobs of the employees they are supervising; if the supervisor lacks the knowledge to perform the duties of the employees they are supervising, then they likely also lack the ability to make an adequate inspection of any work performed.
While this knowledge is often best gained by hands-on experience, many facilities also require a bachelor’s degree in a related field, such as facility management or construction management. Preference is also often given to those certified in a trade, such as plumbing or electrical work. As with most supervisory positions, facilities maintenance supervisors usually work first shift, though the flexibility to accommodate overtime is sometimes needed to address immediate needs that arise during second and third shifts.

Perform or arrange for general building and fixture repairs.
Supervise all general building maintenance.
Supervise maintenance of landscaping and upkeep of grounds equipment.
Keep the building in a clean and orderly condition by examining the building on a regular basis for needed repairs, maintenance, and cleanliness.
Supervise maintenance staff and outside contractors.
